Residential
Architecture

Custom builds, considered renovations, and enduring additions.

A home is the most considered purchase most people will ever make. Every residential project we engage with is conceived as a long-term proposition — built to resolve well when new, and to age with character for decades after. Residential work is the heart of our practice, where our standards are most exacting and where collaboration with designer and client has the greatest influence on the finished result.

What We Build

Full Home Renovations

Complete internal reworking of existing homes — walls moved, services replaced, finishes resolved.

Kitchen Renovations

Joinery, stonework, and services brought into single authorship. Typically 8–14 weeks on site.

Bathroom Renovations

Watertight, well-ventilated, engineered for decades. Built to certified waterproofing standards.

Extensions & Additions

Ground-floor and second-storey additions that honour the existing fabric of the home.

Custom New Builds

New homes conceived from first principles with your architect or our design partners.

Heritage Restoration

Sensitive work on period homes where original fabric carries its own authority.

Our Process
I

Consultation & Feasibility

An unhurried conversation, a site assessment, and an indicative cost range to plan around.

II

Design Collaboration

Working with your architect or our design partners — Design + Diplomacy, LN Design — through to a resolved design.

III

Documentation & Permits

Detailed construction documentation, engineering, material selections, and required permits.

IV

Fixed-Price Contract

Transparent trade breakdowns, provisional sums clearly identified, and a realistic contingency line.

V

Construction & Handover

A published programme, weekly written updates, principal site oversight, and a thorough handover with statutory defects period.

What to Expect
Timeline 16–52 weeks on site
Contingency 10–15% typical
Communication Weekly, written
Discipline II

Commercial
& Fitout

Offices, hospitality, retail — built to perform as beautifully as they appear.

A commercial space communicates before anyone speaks. We build environments for clients who understand that the physical manifestation of their brand is an asset to cultivate. Commercial work demands its own discipline — tight programmes, coordination with lease terms and building managers, and sequencing that respects trading hours where the tenant remains in occupation.

What We Build

Office Fitouts

Professional workspaces — partitioning, acoustics, joinery, and finish detail.

Hospitality

Cafes, restaurants, wine rooms. Considered materiality, food-safe specification, back-of-house rigour.

Retail

Showrooms, boutiques, specialty retail. Display joinery, lighting coordination, signage integration.

Mixed-Use Adaptations

Warehouse, shopfront, and mixed-tenancy conversions. Change-of-use coordination with council.

Our Process
I

Brief & Lease Review

The business, the brand, the trading constraints. Lease and body corporate rules reviewed at the outset.

II

Design & Compliance

BCA, DDA, food-safety, and hydraulics coordinated at design stage — not discovered at construction.

III

Fixed-Price Contract

Clearly defined variation procedures and depreciation-friendly structuring where appropriate.

IV

Construction & Occupancy

Programmed delivery. After-hours and weekend works available. Coordination with fit-out contractors and final certification.

What to Expect
Timeline 6–26 weeks
Trading After-hours possible
Budget Tight, transparent
Discipline III

Extensions
& Additions

Additions that honour the existing fabric — sensitive to the home that came before.

An extension is an act of dialogue — between the building that exists and the life that wants to be lived within it. The most resolved additions do not declare themselves against the original fabric; they complete it. We treat the original building as a collaborator, not an obstacle — more attention at design stage, more discovery work once walls are opened, and a deeper respect for the craft and era of the existing construction.

What We Build

Ground-Floor Extensions

Rear or side additions with structural continuity and coordinated roofing.

Second-Storey Additions

Upward additions with ground-floor structural upgrade and full compliance rewiring.

Internal Reconfigurations

Opening up, closing in, or reorganising the interior within the existing envelope.

Heritage Alterations

Sensitive work on period homes under heritage overlay — traditional techniques where required.

Our Process
I

Site & Fabric Assessment

Structural condition, services capacity, material authenticity, and any red flags that will shape feasibility.

II

Heritage & Planning Review

Overlays checked at the outset. Planning permits may add 8–16 weeks — better discovered now than mid-design.

III

Integration-First Design

Roof junctions, wall continuity, floor-level alignment, and material echo resolved on paper.

IV

Construction & Discovery

Protection of the existing dwelling, careful demolition of interfaces, and professional response when walls reveal the unexpected.

What to Expect
Timeline 20–36 weeks on site
Contingency 15–20% prudent
Occupancy Often stay in place
