Extensions
& Additions
Ground-floor extensions, second-storey additions, and internal reconfigurations.
An extension changes the relationship between the original home and what comes next. Done well, the addition reads as inevitable; done poorly, it sits awkwardly forever. The decisions made on paper — about scale, materiality, and how the new connects to the old — are the ones that determine which side of that line the project lands on.
What's included
- Ground-floor extensions — open-plan living, kitchens, family rooms
- Second-storey additions — bedrooms, bathrooms, master suites
- Internal reconfigurations — re-planning existing footprint without extending
- Heritage alterations within Heritage Overlays where permitted
- Structural engineering coordination
- New bathrooms, kitchens, or rooms required by the addition
- Council approvals managed through our process
Our process
Design with attention to how new meets old → engineering coordination → planning permit → building permit → staged construction (so client can remain in part of the home where possible) → handover.
Typical investment
$200,000 – $600,000, depending on scale and complexity. Second-storey additions sit in the upper half of that range.
Lead time
2–4 months of planning and procurement (longer if council approvals are contested), then 4–9 months on site.
